Working on such a confined and congested site, whilst undertaking a deep excavation for the installation of fuel tanks adjacent to neighbouring properties, featuring no accidents or incidents is a commendable feat achieved by ROK Construction Ltd.ROK’s approach to phased planning and their expertise in managing the scheduling of their own works and sub-contractors helped to deliver the project on time by maintaining the maximum number of work fronts open at any one time.The works were performed under an open book contracting strategy which, as a client, really helped to manage cost and provide peace of mind. This helped to foster a positive working relationship with all parties, providing visibility in areas which were not immediately visible, being the excavation and removal of existing underground fuel tanks.During the excavation we expected the water table to be high due to the proximity of the build to the seafront, but during the works water from the higher ground began to ingress into the holes where the tanks were being installed. The dewatering system was struggling to cope and we needed ROK to come up with an instant solution to prevent damage to the site and the surrounding area. ROK’s prompt response and effective actions mitigated the immediate risk and on engaging with engineering consultants a solution was agreed and implemented to fix the issue on a permanent basis.Other challenged of working on such a small site hindered the use of large plant and the original pilling installation methodology had to be changed during the project due to the considerations of the existing surroundings. ROK had to work with the client engineering tram to develop a solution which involved using a specialist sub-contractor to develop a solution which would achieve the desired results.In addition to the planned works ROK were very responsive in carrying out the changes to scope required by the client and ourselves. Activities were rescheduled and the plan ‘made to fit’ by using a common sense approach to the works. Both Fuel Supplies and the end customer were very impressed with the way they handled the changes to scope the general challenges of a project of this nature.The Fuel project at First Tower required ROK Construction to forge key relationships with the specialist sub-contractors, our own in house engineering ream and our nominated project manager. ROK exceeded our requirements as a mina contractor and consistently demonstrated excellent stakeholder and sub-contractor management skills.
